How do I set up an appointment to see one of your units?
The best way to set up an appointment is to call our office at 217-356-8750 or send us an email at leasing@greenstrealty.com. Any of our staff members can set up an appointment that works for our schedule.
When do you show properties?
We show properties Monday-Friday, 8am to 5pm and on weekends and after hours by appointment. We can show vacant units with at any time, but always like to give our current residents at least 24 hours notice before every showing, so please plan ahead when setting your appointment.
Where do I fill out a rental application?
If you are not a full time student you need to complete your application through our website. Full time UIUC students can apply online or in our office
Where is your office and what are your hours?
We are located at 510 S Neil Street in Champaign. Our office is on the corner of Neil and Green Street in Campustown. Our office hours are 8am-5pm, Monday through Friday.
Do you charge an application fee?
Yes. We charge a $30 application fee for each applicant over the age of 18 that fills out a paper application. You may also apply through our Green Street Realty website. The fee is currently around $30 to apply online. All application fees are non refundable.
What's involved in the application process?
To maintain the high standards of our housing, we have specific requirements for applicants:

Credit Score: We typically require a minimum credit score of 700, reflecting a responsible financial history. However, this requirement is waived for full-time University of Illinois students.

Debt-Free Standing: Applicants must demonstrate financial stability by having no current negative debts on their credit report.

Income Verification: To ensure affordability and financial responsibility, applicants must earn at least three times the monthly rent.

Cosigner Option: Recognizing the unique financial circumstances of full-time students, we offer the option for cosigners to support their housing applications, providing added assurance for both students and their families.
How much income is needed to get approved for a rental unit?
We require you make 3 times the monthly rent. This is waived for full time UIUC students
How long does it take to review my application?
We do our best to review your application and give you an answer within 24 hours of receiving your paperwork.
Once approved, how much money do I need to have before I can move in?
You will need to have one month’s rent and funds equal to one month’s rent for your security deposit, unless we are running a security deposit special.
Do you allow pets?
We typically do not allow pets in our apartment buildings. However, we do allow pets in many of our single family houses, depending on the size and type of pet that you have. If you pet is approved, you will need to sign our pet addendum and pay a non-refundable fee of $250 for each pet.

What utilities will I have to pay for?
This varies depending on where you live. We do pay for some utilities in some of our apartment buildings. In our single family homes the tenant is responsible for all utilities, including gas, electric, water, sewer and trash. Tenants are also responsible for lawn care in our single family homes.
Do you have furnished rental units?
Almost all of our campus apartments are furnished, while very few of our off campus properties come furnished.
